Most people wait longer than they should to ask a question because they think one conversation turns into pressure. It doesn't. Here's exactly how working with me goes — laid out before you decide whether to reach out.

Before we get into the steps, three things you should know:

  • Reaching out doesn't commit you to anything.
  • You won't be added to a call list.
  • You decide how far this goes.

Most people wait too long to ask.

Not because they don't have questions — because they're worried one phone call turns into a sales pitch, a mailing list, and someone pushing them to move before they're ready.

The process

Five steps. You control all of them.

Call, text, email, DM me on Instagram or Facebook, or use the form below. It comes directly to me — not a call centre, not a "team."

If I'm with a client you'll probably get voicemail. Leave a message and I'll call you back the same day. Nobody else gets your number, and you won't end up on a call list.

We have a quick conversation

Usually ten or fifteen minutes. You tell me what you're trying to figure out; I tell you what I'm seeing in the market and what I'd do in your situation.

Sometimes my advice is simply "wait another year." That's a good outcome too.

If that answers your question, we're done. If not, we'll keep going

I do the homework

Before we ever meet, I put the numbers together. Selling? Your sale history, the comparable sales around you, and what your segment of the market is doing. Buying? The homes you'd be comparing, and what they've actually sold for.

Whether you're buying, selling, or just curious about one property or one street, I'll do the research first. Custom analysis is part of the job, not an upsell.

We look at homes — or I look at yours

Buying: viewings on your schedule. See one home or ten.

Selling: I walk through your home the way a buyer would — what helps, what hurts, what's worth fixing and what isn't.

No pressure. No quota. Just whatever makes sense

We make a plan

We sit down at your kitchen table and go through the numbers, the timing, the strategy, and exactly how I get paid. Then you decide.

If the timing isn't right, that's okay. If I'm not the right fit, that's okay too. No follow-up campaign, no hard feelings.

Same-day replies

Eighteen years in

Free until a sale closes

The call, the research, and the in-home meeting cost nothing. I only get paid when a sale closes, and we go through exactly how that works before you sign anything.

Private and confidential

Whatever you tell me stays between us. Your situation, your numbers, your plans — none of it gets shared, sold, or passed along.

No lists, no drip

If there's one thing I want you to know

I'd rather you wait six months and hire me because I'm the right fit than hire me this week because you felt pressured.

I've told plenty of people to wait. I've told people not to renovate. I've told people not to list. Sometimes that's the right advice.

If we end up working together later, great. If not, I'd still rather you make the right decision. People remember who was useful before they were a client.

Does it cost anything to meet with you?

No. The phone call, the research, and the in-home meeting are all free. I only get paid when a sale closes, and we go through exactly how that works at the kitchen-table meeting — before you sign anything.

How do you actually get paid?

Buying: for MLS-listed homes, my fee is built into the listing and paid from the seller's side — working with me doesn't add to the price you pay. Selling: one all-inclusive fee that covers everything — competitive, agreed in writing up front, no surprise add-ons at closing. Either way, we go through the exact numbers line by line before you sign anything.

Will you keep contacting me if I reach out?

I'll answer what you asked, and follow up when I said I would. No call cadence, no automated drip campaign. The monthly market email is opt-in and one click to leave.

How fast do you reply?

Usually the same day, often within the hour during business hours. If it's time-sensitive, call or text (519) 861-1385.

What if I'm a year or more away from moving?

That's most people who reach out, honestly. An early conversation usually means better decisions — prep done in the right order, timing picked instead of forced. I'm happy to work on a long runway, and I won't hound you in between.

Do I have to sign anything to get started?

Not to talk, and not for the research. Before we start actively working together — viewing homes, listing yours — Ontario's rules require some paperwork, and I'll walk you through it in plain English first so you know what each form does.

What if we meet and decide not to work together?

Then we shake hands and move on. Sometimes the timing isn't right; sometimes I'm not the right fit. That's completely okay — there isn't an awkward conversation waiting for you.
